The following is a list of the areas and components of a home that the inspector will examine during the inspection process:

  • The roof, vents, and flashings​
  • Roof penetrations such as chimneys, sky lights, and vent stacks
  • Siding, trim, fascia, and soffits
  • Windows and doors
  • Gutters and downspouts
  • Steps, walkways, and driveways
  • Decks, porches, patios, and railings
  • Grading and water drainage
  • Attics, basements, and crawlspaces
  • Insulation and structures
  • Heating and cooling systems
  • Water heating systems
  • Electrical panels, breakers, fuses, and grounding
  • GFCI and AFCI protections
  • Outlets, switches, and smoke detectors
  • All plumbing fixtures and observable plumbing lines
  • Garage doors and their sensors
  • And basically anything else that is observable in and around the structure

Please be aware of and take the time to read over the Tennessee Home Inspector Standards of Practice. These are what I am obligated to follow.
